My Brother is 17k in Nassau co
My Brother Stash pays between his house and his 8k sq ft shop attached to a another acre in a industrial zone 46K
I remember the taxes on commercial property in Nassau , I knew an Old Veterinarian who had a home business on Merrick rd
Used his home as office and was zoned business. he had to pay 100grand a yr taxes. They took his home when they found him expired .

Where my nephew lives on the south shore couple of years back had posters of BLM threats.
Long Island also has a lot of cops who are on or retired. so LI is pretty safe
Had a few neighbors that were City Cops when I lived there
Nice neighbors kept an eye on things . I always tried to stay on their good side.
