Growroom advice for a newbie?

Hi there, i have the chance to take care of a house with a large attic and... It has a water supply nearby! Some people has already talked to me about getting a growroom...

however it's definitely a great investment, so i would love to know those things that i may need or not need, and that usually newbies dont consider, could you help me on that? I would love you guys!

winter with a tent you can probably get away with it until flowering. Then you will need heat.
